Unveiling the Future of Hospitality at the Gates of Milan: Italy’s First Hotel101 Arrives

With 429 rooms, the new hospitality hub is set to become one of the three largest structures in the Metropolitan City of Milan. An “Energy Positive” project combining urban regeneration with sustainable innovation.

Yesterday, the update to the Integrated Intervention Program (PII) was officially presented at the Municipality, greenlighting the development of a strategic new hotel hub at the gates of Milan. The project marks a historic debut: the structure will be the first in Italy (and the second in Europe) for the prestigious international brand Hotel101.

A New "Power Generator" Landmark for the City With a planned capacity of 429 keys, the new hotel immediately positions itself at the top of the Lombardy hospitality market, ranking among the top three hotels in the entire Milan metropolitan area by room count. The complex will offer not only impressive numbers but also excellence in services: large spaces dedicated to meetings and conferences are planned, along with high-quality amenities (outdoor pool, gym, business center, convenience store, restaurant...), designed to cater to both leisure tourism and business clientele.

Sustainability as Architecture: A Building that Produces Energy

The distinctive feature of the project lies in its profound green vocation, aiming for the prestigious LEED certification. Eco-sustainability is not merely technical but becomes a predominant aesthetic element: the building's elevations will feature an innovative design integrating photovoltaic panels directly into the façade. In addition to these, photovoltaic coverings are planned for the parking areas, creating a virtuous energy system capable of generating a surplus of energy compared to the structure's estimated consumption. It is a concrete example of active architecture that gives value back to the environment.

Urban Regeneration and Value for the Territory

The intervention, curated in every detail by the Studio, goes beyond the single architectural work, acting as a driver for the redevelopment of the entire surrounding urban fabric. An integral part of the proposed Plan is the regeneration of the “Picchi” sports center and Piazza della Pieve: works that will return renewed, functional, and modern public spaces to the community.

The Role of the Studio

Studio FZ Milano led the entire urban planning process and will continue to play a leading role in all subsequent design phases and professional activities through to the completion of the works.
